Two most happening cities, namely, Kochi and Trivandrum selected for a recent study have wide differences in their approaches towards city development. Both these cities have a unique culture even though they are largely similar in their land area, population size and historical importance. The impact of economic development and migration is felt in both the cities, which, in turn, has changed their spatial structure. Literally speaking, these two cities are the most happening places in Kerala.

The Central Business District (CBD) in Kochi revolves around M.G.Road, the costliest stretch of land in Kerala. It contains the principal commercial streets and scores of public buildings. The concentration of public utilities is the highest in the core region of this area. The competition between land-users resulted in heavy concentration of business establishments, retail shops and hotels. Owning a piece of land in M.G.Road is equivalent to owning property whose value can be estimated in terms of its weight in gold.

The dwelling units that are located in this zone are a testimony to the high status of the people residing therein. The social distance that these elites have from the local population resulted in the growth of other business centers. In earlier times it had a heavy concentration of government housing units and the lowest density of population. In modern times, the land and rental values have also gone up and the highest rental value in the whole of Kerala can be seen at the various intersections into M.G.Road, which was dominated by the high-class people until recent times.

In Cochin real estate values have not come down significantly in spite of the global recession. The local real estate agents are of the opinion that the global recession has resulted in a reverse migration of people and also remittances from other parts of the world. Thus, the property values continue to hover at a particular level even now and are refusing to come down below a particular level.
